St Neots, from the other side of the Ouse.
The largest town in Cambridgeshire contains about six different sorts of house, and they want quite different things from us. The Georgian frontages around the Market Square and the older cottages of Eynesbury and Eaton Socon reward patient, sympathetic work. The newer homes at Loves Farm and Wintringham mostly want the finishing nobody quite got round to: storage, shelving, decent lighting and a garden made properly usable.
Three old villages that never quite agreed to be one town
St Neots is really Eynesbury, Eaton Socon and the priory town, stitched together by the river and still faintly pretending otherwise. Ask someone where they live and they will usually tell you the old village rather than the town, which tells you most of what you need to know.
The market square is enormous, the Ouse runs straight through the middle, and the old road north still shapes how Eaton Socon sits. It has far more character than a town this size has any business having.
It is also the fastest-growing place we work. Loves Farm and Wintringham have put thousands of new houses on the edge of cores that are three or four centuries older, and looking after both properly means being honest that they want completely different things from us. A cottage does not forgive what a new-build shrugs off.
The old cores
Eynesbury and Eaton Socon cottages: uneven, characterful, and unforgiving of modern materials. Repair before replacement here, every time, because what makes them lovely is precisely what a rip-out destroys.
The interwar and post-war streets
Bay-fronted semis at the point where the original windows have gone, the bathroom is tired and the garden needs reclaiming. Solid houses, easily made lovely, and rarely worth leaving.
The new estates
The snagging list usually outlives the warranty. Sealant, adjustment, shelves that were never put up, a turfed rectangle waiting to become a garden, and cabling hidden properly before the walls are decorated.
One service, at whatever size the house needs
It is really one service, offered at whatever size the house needs. A single sticking door is the small version. A room taken from tired to finished is the usual one, and we call that the Room Refresh. A whole property between tenants is the large one. Most of what we are asked to do in St Neots is one of those three, arrived at for one of six familiar reasons.
Underneath all of it the work is the same: preparation, the trades in the right order, and the finishing nobody else wants to do. These are the parts of it people usually ask about, and almost all of them carry a published guide price.
Close enough to notice
St Neots is a straightforward run for us and always has been. Being close enough to call in matters more than people expect: a second opinion on a Tuesday, a small job caught before it becomes a large one, a care visit fitted around your day rather than a route plan.
