Buyers do not price houses rationally. They price the feeling of walking in, and that feeling is made of exactly the small things everyone stops noticing after a few years of living somewhere.

  • Locks changed on every external door before your first night, and keyed alike if you would like one key
  • The front door, gate and path: the first ten seconds of every viewing
  • Scuffs, chips and tired paintwork made good throughout
  • Every door hung so it closes properly, because buyers open all of them
  • Sealant and grout renewed in kitchen and bathroom
  • Windows eased, catches working, the stuck one unstuck
  • Garden tidied, hedges cut, patio cleaned, fences made sound
  • Gutters cleared, so nothing on the outside suggests neglect
  • The obvious survey-bait fixed cheaply now rather than negotiated later
What this usually costs

Most Sale Ready packages run £900 to £2,500 depending on the house and its condition, and are quoted in writing after a walk-through. Set against a typical negotiation on an unloved-looking house, it is one of the better returns available in the whole moving process.

The first fortnight in a new house is a long list of small jobs, all urgent, all requiring tools you have just packed into a box you cannot find. We do the lot in one visit, usually the week you move in.

Making it yours, and safe

Locks changed on every external door, smoke and carbon monoxide alarms tested or fitted, the stopcock and consumer unit found and labelled, and a note of where everything actually is.

The hanging list

Curtain poles, blinds, mirrors, pictures, shelves and the television, all hung properly and into something solid rather than into hope.

The flat-pack mountain

Wardrobes, beds and bookcases assembled squarely, made solid, and secured to walls where children make that sensible.

The small annoyances

The door that sticks, the loo that runs, the missing keys for the window locks, the shelf the last people left hanging at an angle. Removed from your life before they become part of it.

What this usually costs

A Welcome Home day is £550, and covers a full day of work through your list. Half days are £330. Most people find one day clears everything that would otherwise have nagged for a year.

A quiet suggestion

The best time to do the bigger work is before the furniture arrives

An empty house is the cheapest house to work in. No furniture to move, no floors to protect, no family to work around, and nothing at all to put back afterwards. Decorating, flooring, a Room Refresh or hidden ethernet cabling all cost less and go faster in the gap between exchange and moving day.

If that window exists for you, even a few days of it, tell us early. It is the single most useful piece of timing advice we give anybody.

Do not decorate the whole house to sell it. Buyers notice the front door, the hall, the kitchen and the smell. They do not notice the third bedroom. We will tell you which jobs move a viewing and which simply move money out of your pocket shortly before you hand the keys to somebody else.
