Brampton, practically next door.
Brampton sits a couple of miles from our door, which makes it one of the easiest villages we work in. It is also a genuinely mixed one: period cottages and the old village core, the substantial houses around Pepys House, and the large stock of former RAF Brampton housing that has been quietly improved by successive owners ever since. Each needs a different conversation, and none of them wants a contractor who only knows one approach.
Somebody buried gold in a garden here and then could not find it
That was Pepys, in a panic, when the Dutch fleet came up the Medway. He sent the family silver to Brampton for safekeeping and then spent a mortifying afternoon in the garden with a spade, discovering that his relatives had buried it badly and he could not remember where. We think of him most times we dig a post hole here.
The village kept its shape around the church and the green, then gained a generation of houses from the RAF years, then another from the developers, and somehow still feels like a village rather than a suburb of Huntingdon. That is harder to pull off than it looks.
It is bounded by good things: Brampton Wood one side, Hinchingbrooke and the meadows the other. And we are ten minutes away, which usually means we are here the same week you ring rather than the same month.
The old village
Period cottages and converted outbuildings, where the right answer is nearly always repair, and where the wrong window turns a lovely elevation into an ordinary one for the next fifty years.
The service-era housing
Well-planned, generously proportioned, and now at the age where kitchens, bathrooms and heating all come due at once. Taken a room at a time, it is far less daunting and far less expensive than it sounds.
Gardens that back onto fields
Which is glorious, and means hedges, fences and boundary trees that need proper seasonal attention rather than an annual battle. Rhythm beats blitz, particularly where the countryside is trying to come back in.
One service, at whatever size the house needs
It is really one service, offered at whatever size the house needs. A single sticking door is the small version. A room taken from tired to finished is the usual one, and we call that the Room Refresh. A whole property between tenants is the large one. Most of what we are asked to do in Brampton is one of those three, arrived at for one of six familiar reasons.
Underneath all of it the work is the same: preparation, the trades in the right order, and the finishing nobody else wants to do. These are the parts of it people usually ask about, and our guide prices put a figure against almost all of them.
Close enough to notice
Half the value of a village tradesperson is proximity. We can look at something the same week, come back without ceremony if a door needs easing again after the timber has moved, and keep an eye on the things a house tells you slowly. That is the whole argument for using somebody local rather than somebody cheap.
