Property care in Godmanchester & Cambridgeshire

Care for the home you love.

Prana is an old Sanskrit word for breath: the life force within all things. Every home has one. Neglect drains it quietly. Thoughtful care restores it.

Repairs, decorating, joinery, gardens, stoves and quiet smart home work across Huntingdonshire, done the way we would want it done in our own home. Insured, priced in writing before we start, guaranteed after we leave.

Fully insured DBS checked Every job priced in writing Guaranteed for 12 months Photos before and after We turn up when we say

Maintenance asks what is broken. Care asks what would make life here better.

The two questions sound similar and they lead to very different work. A property is what you buy and sell. A home is the setting for a life, and it deserves the second question.

So we do not sell hours, we do not sell you work you do not need, and we do not leave a room half finished because the next bit belongs to a different trade. That is the whole of it, and everything else on this website is detail.

We price the job, not the hour Hourly billing rewards slowness and punishes tidiness. Every job is a fixed price, in writing, before we start.
We will tell you to leave it Knowing when not to recommend work matters as much as knowing when to. Sometimes the honest answer is next year, or never.
We look after the room, not the trade Nobody else's job is the whole room. We make it ours, so nothing is left on the list when we leave.

All of it is set out at length in the Book of Care, our manifesto. It is free, there is nothing to sell in it, and you can read it before you ever speak to us.

A rough sense of scale, because nobody should have to ask. Most single jobs land between £120 and £400. A whole room, taken from tired to finished, is usually £1,080 to £1,760. We do not visit for less than £110, and every job is confirmed in writing before we start. See the full price list.

Why Prana exists

The gap in the middle of the market

Homeowners are offered two poor choices: take a chance on whoever answers first on Facebook, or persuade a specialist firm to care about a small job. We built Prana for everything in between.

The jobbing handyman

Quick and cheap, and some are excellent. The trouble is telling which, before your home is the experiment.

  • Often uninsured and unvetted
  • Cash price agreed on the doorstep
  • No written scope, no guarantee
  • Hard to reach when something goes wrong

Registered specialist trades

Essential for what they do. Gas, boilers and major electrical work belong with Gas Safe, NICEIC or NAPIT registered professionals, always.

  • The right answer for regulated work
  • Rarely interested in the small jobs
  • Call-out fees make little jobs dear
  • A different firm for every trade

When a job crosses into specialist territory, we tell you plainly and call on our network of trusted tradespeople: plumber, electrician, tree surgeon and others we would happily let loose on our own homes. Knowing our limits is not a weakness. It is the whole point.

The signature service

The Room Refresh

The plasterer does not decorate afterwards. The chap fitting your new door would never straighten the crooked socket beside it, or ease the window that has stuck for years. Each trade does its trade and leaves; the room is never anyone's job.

So we made it ours. One room, everything it needs, one written price, taken from tired to finished in a single run of work. See how a Room Refresh works.

We are organised by the space, not the trade, and priced by the outcome, not the visit. Once you have experienced it, the old way feels absurd.

What we do

Quiet work, done properly

From the small jobs that never quite reach the top of the list, to the ongoing care that keeps a home feeling looked after. And never simply fixing things: the aim, every time, is a home improved. We arrange the work by the room, the job and the moment in a home's life rather than by trade, which is why a nursery and a handrail sit alongside a pergola. These are starting points rather than a menu: combine them, split them, or ask for the single job you actually want. See everything we do.

Repairs & maintenance

The loose banister, the sticking door, the dripping tap, the worn seal. Small inconveniences accumulate; so do small improvements. We take the whole list seriously, not just the glamorous parts.

What we repair →

Decorating & finishing

Preparation done properly, paint that protects as well as decorates, and finishing with the same care underneath as on top. Simplicity ages gracefully; we aim for exactly that.

Our approach to decorating →

Joinery & restoration

Repair is an act of optimism. Where others reach for replacement, we ask whether restoration would honour both the craftsmanship and the character of your home. A repaired gate keeps its history.

Restoration over replacement →

Gardening & outdoors

The garden is the room without a ceiling, and the place neglect shows first. Lawns, hedges, beds, patios, gutters and garden structures, kept in good order through the seasons.

From gate to fence →

Woodburning stoves

The hearth is the heart of the home. Full installations from opening to oak beam, with Gas Safe and HETAS registered specialists from our network handling the regulated steps.

From gas fire to living flame →

The quiet smart home

Hidden ethernet, wifi that flows through the house, and light that arrives at the right brightness for the hour. Video doorbells and discreet cameras too, recorded in your house rather than somebody else’s cloud.

Technology you never notice →

The Nursery

A room ready to bring someone home to, finished in good time and aired properly, then the rest of the house made sensible before they start moving. The counterweight to staying put comfortably.

Ready before they are →

Home care plans

Stewardship, not just maintenance. Regular visits to notice what your home is quietly telling you: the new draught, the faint movement underfoot, the sealant nearing the end of its life. Caught early, almost everything is simpler.

The long view

A property is what you buy and sell

A home is what happens in between. Nobody treasures the square footage; they remember the step where a child sat to put on shoes, and the window where the late light lands. A house is asked to be a different thing in every decade, and most of our work arrives at one of those turning points.

A new arrival

A nursery ready in good time, then gates, anchors and locks before they start moving.

A house that has to change

The box room that becomes a bedroom. The spare room that becomes a study. Usually cheaper than moving.

Staying put

A handful of well-judged changes, made early, that keep a much-loved home working.

How we price

We price the job, not the hour

Hourly billing is a terrible deal for the customer. It rewards slowness, punishes tidiness, and leaves you watching the clock instead of the work. So we simply do not do it.

Every job is quoted in writing before we start, and the price does not move unless the scope does. If we misjudge how long something takes, that is our cost, not yours. No call-out fees, no surprises on the invoice.

If something requires another day to achieve the proper result, we say so before we start. The inconvenience of honesty is always cheaper than the alternative.
Neglect is rarely a decision. It is an accumulation.

How we work

Listen first, then act

Every home speaks a different language. A Victorian terrace asks for different solutions than a contemporary apartment, so we begin by listening.

We look, and we listen

A visit, a walk round, and an honest conversation about what needs doing now, what can safely wait, and what is best left alone entirely.

We agree it in writing

Clear scope, a fixed price and realistic timings. If a job belongs with a registered specialist, we say so at this stage, not halfway through.

We do it properly

Careful work, tidy habits, photos before and after, and a clean finish. We leave your home feeling as though it has simply always worked.

Landlords & agents

We look after it as though it were ours

Rental property declines quietly between tenancies, and the small stuff always lands on you at an inconvenient hour. We offer three arrangements that fix both: a full refresh between tenants, Portfolio Care across several properties, and Tenant Direct, where your tenant rings us rather than you.

For private landlords  ·  For letting agents and property managers

Write us into the tenancy agreement, and the first you hear of the dripping tap is a line on an invoice saying it was fixed on Tuesday.
Where we work

Rooted in Godmanchester

We are based in Godmanchester, on the banks of the Great Ouse, and look after homes across Huntingdonshire and the wider Cambridgeshire area.

A little outside our patch? Ask anyway. If we cannot help, we will say so and point you towards someone who can.

Why local matters

The finest homes are rarely those that have undergone dramatic renovation. They are the homes where someone cared enough to notice. Being nearby means we can notice with you: a quick visit, a second opinion, a small job done before it becomes a large one.

Before you decide

Three things worth a look

Who you would be dealing with

A family business with a trusted network behind it, and what customers say, published unedited. Worth knowing before you let anybody into your home.

What we actually believe

The Book of Care is our manifesto: nine chapters on why we do not sell hours, when we tell people to leave a job alone, and what care means when it is not a marketing word.
